Tips for Landlords

Choosing the correct tenant is CRUCIAL. We know that a home or investment property is our most prized asset and take this very seriously.

This is easier said than done. From our experience we have found that doing certain checks and managing our rental portfolio on the credit bereau has had a major positive effect with very few defaulting tenants.


Our screening works as follows:

  1. The tenant must produce:
  2. 3 months bank statements.
  3. Paylips ( 30% ratio of salary payable to rental)
  4. References – past landlords, agents etc
  5. Credit bureau checks
  6. One and a half months rent as a deposit. ( Payable upfront from the tenant)


Our service to the landlord

  1. Sourcing suitable tenant, credit checks etc
  2. Comprehensive lease agreement.
  3. Full inventory of the unit and detailed pictures.
  4. Regular inspections – Full report to the landlord
  5. Monthly invoices to the tenant
  6. Monthly statement to the landlord.
  7. Monitor payments and update Tenant Profile Networking(Credit Bureau)

We are registered members of Tenant Profile Networking which is a credit bureau used by estate agents in particular. 
The tenants payment profile is updated on a monthly basis and this seems to work very effectively.
